The Facilities Maintenance Foreman plays a crucial role in overseeing the maintenance and repair of our buildings, equipment, and systems. This position involves coordinating with vendors, contractors, and service providers to ensure timely and effective service delivery. The Foreman will also assist with storage, maintenance, and move-related preparations while managing equipment and property. In addition to hands-on maintenance duties, this role encompasses supervisory, engineering, and administrative responsibilities to ensure the seamless operation of all building and utility infrastructure.

Duties & Responsibilities

  •    Oversee the quality, accuracy, and completeness of technical work and deliverables.

  •    Coordinate cross-disciplinary integration within the maintenance team, fostering        innovation and collaboration.

  •    Support the workforce in general maintenance tasks while ensuring consistent safety standards.

  •    Troubleshoot and repair electrical, mechanical, and plumbing systems, including HVAC, boilers, fire systems, refrigeration, lighting, appliances, and other building equipment.

  •    Ensure the maintenance department operates efficiently and effectively.

  •    Plan and supervise external contracted maintenance projects, including contractor selection and oversight.

  •    Prepare purchase requisitions and requests for quotations to support maintenance projects.

  •    Maintain accurate maintenance records within the web-based CMMS system.

  •    Monitor department expenditures, ensuring compliance with budget, and assist with capital budget planning.

  •    Communicate with clients and tenants to understand needs and improve service quality.

  •    Evaluate building systems to determine required maintenance or repairs.

  •    Develop maintenance procedures and schedules; assign work and manage project timelines.

  •    Ensure maintenance and repair work is completed accurately and promptly.

  •    Assist with departmental budget estimates and cost planning for repair projects.

    Qualifications

  •    High school diploma or equivalent.

  •    Licensed HVAC/R technician (required).

  •    Minimum of 5 years’ experience operating, repairing, and maintaining mechanical systems such as boilers, chillers, HVAC equipment and controls, plumbing, electrical systems, and fire protection.

  •    Familiarity with plumbing, electrical, and fire protection systems.

  •    Must comply with all city, state, and federal licensing and certification requirements.

  •    Knowledge of CMMS systems (required).

  •    Ability to read and interpret blueprints and schematic diagrams.

  •    Ability to work in confined spaces and on ladders or lift equipment over six feet.

  •    Proficiency with a wide variety of hand and power tools.

  •    Flexibility to work shifts, weekends, and holidays as needed.
